How long does leveled concrete last?

When done correctly and underlying drainage issues are addressed, concrete leveling is essentially permanent. The foam or slurry material we inject doesn't compress or break down over time. However, if the conditions that caused the original settling continue, you might experience settling in the future. That's why addressing drainage and erosion issues is so important. In most cases, properly leveled concrete lasts as long as the concrete itself, often 20 years or more. The key is fixing what caused the problem in the first place, not just treating the symptom. We help you identify and correct those underlying issues during the leveling process to ensure long-lasting results.

Will the holes be noticeable after leveling?

The holes we drill are patched and sealed, but they will be somewhat visible if you look closely. With polyurethane foam injection, the holes are only five-eighths of an inch, so they're quite small and less noticeable. Mudjacking requires larger two-inch holes that are more visible. We use patching materials matched to your concrete color as closely as possible, and the patches fade and weather over time to blend better. Most people find the small patches far less objectionable than living with sunken, unsafe concrete or paying for complete replacement. The patches don't affect the structural integrity or function of your concrete. From a few feet away, most people won't even notice them, especially after a few months of weathering.

Can all sunken concrete be leveled?

Accepted Answer

Most sunken concrete is a good candidate for leveling, but not all. The concrete needs to be structurally sound without extensive cracking or crumbling. Slabs that are broken into many pieces might not be repairable through leveling alone. Concrete that's extremely thin or that has severe damage from freeze-thaw cycles might need replacement instead. Very large voids beneath the concrete sometimes require so much material that replacement becomes more economical. During our assessment, we'll be honest about whether leveling will work for your situation. If leveling isn't appropriate, we'll explain why and provide alternatives. In cases where some sections can be leveled and others need replacement, we can often do both to give you the most cost-effective solution.
